How much mortgage can I get on a £45,000 salary?

By the PocketSorted team · Published

Most UK lenders will consider lending around four to four and a half times your income, so on a £45,000 salary that is roughly £180,000 to £202,500. Some lenders go higher in certain cases, and your outgoings, debts and credit history can bring it down. Borrowing it is one thing — affording it every month is another.

What would the monthly payments be?

On a repayment mortgage over 25 years at an illustrative 4.5% rate:

  • £180,000 (4 × income): about £1,001 a month
  • £202,500 (4.5 × income): about £1,126 a month

Your real rate depends on the deal, your deposit and your credit history, so treat these as a guide.

What do lenders look at?

  • Your income — and how much of any bonus or overtime they will count
  • Your regular outgoings, including childcare and other commitments
  • Debts such as car finance, loans and credit cards
  • Your credit history
  • The size of your deposit

What does the home cost on top of the mortgage?

Council tax (rates in Northern Ireland), energy, water, broadband and insurance often add £400 or more a month. Then there is upkeep: a common rule of thumb is about 1% of the property's value a year — around £190 a month on a £225,000 home.

How do I check my own numbers?

Our house affordability calculator works out the mortgage payment, stamp duty, bills and upkeep together, and flags when the loan is above 4.5 times your income. MoneyHelper's mortgage affordability calculator is also worth a look, and a mortgage broker can tell you what lenders would actually offer.
